Job Description
*Key Skill Sets & Responsibilities*
1. *Stakeholder management*
? Coordination with land owners, land aggregators, JDA partners, planning authorities, internal departments (Design, Engineering, Legal, Sales, CRM, Accounts), project consultants, vendors and customers.
2. *Presentation & communication*
? Preparation of MIS reports for Management.
? Creating decks for investors, sales and marketing, and new project pitches.
3. *Feasibility & market studies*
? Fitment studies to understand development potential and utilization as per local development control regulations.
? Market research / micromarket studies and basic project viability understanding.
4. *Bangalore bye-laws & zoning regulations*
? Working knowledge of Bangalore building bye-laws and zoning regulations.
? Ability to track and update changes in norms from various departments / planning authorities.
5. *Project coordination*
? End-to-end coordination across the complete project life cycle.
? Interface with all project stakeholders to drive timelines, documentation and deliverables.
6. *Design & engineering support*
? Coordination for appointment of project consultants and vendors.
? Drafting work orders, assisting in preparation and vetting of BOQs, basic bill checking/certification, and periodic site visits.
7. *Legal and documentation understanding*
? Basic vetting of term sheets / MOUs, sale deeds, JDA / GPA documents in line with agreed terms (in coordination with Legal).
? Coordination for procurement/sourcing of revenue documents such as RTC, EC, mutation, E Khatha, survey documents etc.
8. *Site survey coordination*
? Engaging and coordinating with third-party surveyors for topo survey, revenue overlay, boundary confirmation and related survey activities.
9. *Real estate knowledge*
? Understanding of pricing trends across Bangalore micromarkets, construction cost benchmarks, and upcoming hot spots.
10. *Value engineering mindset*
? Support design reviews and introduce best practices to optimize construction costs and improve efficiency.
